How to Manage Seasonal Deep Cleaning for Resorts
- Cleaning & Maintenance

When seasons change, deep cleaning begins—at least it should! If you're struggling to create (and stick to) a resort deep cleaning regimen, you're in the right place. We'll walk you through practical approaches tailored to each season.
Why Resort Deep Cleaning Matters
“We clean every day. Who needs seasonal deep cleans?” We’ve heard that one before. While daily cleaning is essential, it does not address accumulating issues.
Seasonal resort cleaning services mean moving beyond surface-level cleaning and quick turnovers and addressing hidden accumulation.
The benefits of resort deep cleaning are immense:
- Extends the lifespan of your investments like carpets, rugs, flooring, furniture, and upholstery.
- Addresses season-specific issues like allergens, pathogens, and air quality issues that daily cleaning might miss.
- Protects your brand and reputation. The cleaner your property is, the more likely guests are to leave positive reviews, return for future stays, and recommend your resort to friends and family.
Resort Deep Cleaning: A Checklist For Every Season
Spring
Spring is all about winter recovery, which means focusing on winter’s accumulated salt and dirt and preparing for a busy summer. Our resort cleaning solutions include:
- Steaming all carpets and rugs to extract salt, dirt, and leftover winter debris
- Cleaning the interior and exterior of windows to remove winter grime and let in spring sunshine
- Routine HVAC maintenance to ensure your system is ready for the warm season
- Pressure washing walkways, patios, and around the pool
- Deep cleaning tile grout lines in showers and on floors
- Inspecting gutters and drainage systems to ensure they are ready for spring rain
- Deep cleaning upholstery to remove dust and allergens
- Refreshing landscaping, raking up lingering leaves and branches
Summer
Summer is peak season for many resorts, which means you must schedule deep cleaning around high occupancy. We generally recommend diving in after Labor Day when occupancy slows. Here’s what we’d typically tackle:
- Use a steamer to remove sunscreen and tanning oil, which love to accumulate on upholstery and pool chairs
- If you run a beachside resort, you already know that sand hides in unexpected places. Pull furniture from walls and vacuum deep into carpets, cracks along baseboards, and beneath furniture cushions
- Your ice machine worked hard over the summer. Now, it’s time to deep clean and sanitize all beverage stations and ice makers to prevent mold and bacteria growth
- Clean up outdoor activity areas like volleyball courts, children's play zones, and garden paths
- Degrease outdoor BBQ areas that were heavily used during the summer
- Refresh landscaping that was stressed by heavy traffic and summer heat
Fall
As the busy season gives way to cooler weather, now is the perfect time to address high-traffic areas that were difficult to clean during peak season.
- Before kicking on your furnace for the season, clean or replace your HVAC filters, vents, and ducts to prevent dust circulation
- Keep hand sanitizing stations replenished for cold, flu, and COVID season
- Deep clean furniture, especially in common areas that saw heavy summer use
- Remove dust and bugs from light fixtures
- Rotate, vacuum, and spot-clean mattresses
- Outside, we recommend clearing leaves and debris before rain and snowfall
- Remove fallen leaves and trim dead branches
- Inspect snow removal equipment, stock up on salt, and inspect the condition of holiday decorations
Winter
A winter deep clean focuses on both indoor and outdoor comfort, as well as preventative maintenance to keep your investments in tip-top condition.
- Maintaining humidity balance is critical in colder months. Install humidifiers in key areas to combat dry indoor air caused by heating systems
- To keep unwelcome salt from traveling indoors, set up a three-stage mat system at each entrance—one to scrape larger debris, another to capture moisture, and a third to dry feet
- Now that occupancy is down, you may be able to pause booking on specific rooms. This will give you multiple days to steam carpets, mattresses, and get into the nitty gritty of a proper deep clean
- Keep an eye on window condensation, which is the perfect breeding ground for mold and mildew growth
